Retail fit-out, mixed-use ground-floor units and shell-and-core handover. Working around occupied centres, branded shopfit specifications, and tight overnight programmes.

Retail fit-out runs on its own clock. Trading hours close, the unit becomes a building site, the unit re-opens to customers in the morning. Most of our retail work is delivered overnight or out-of-hours, in occupied centres, with no mark on the public realm by 9am.

We deliver shell-and-core handovers for landlord-side projects and full Cat B fit-outs for retail tenants. Mixed-use schemes (ground-floor retail with residential above) make up an increasing part of our retail-related work, and the acoustic and fire interface between the commercial and residential floors is where most of the technical attention sits.

Shell-and-core for landlord schemes

Plasterboard linings to perimeter walls, suspended grid or plasterboard ceilings to spec, encased columns and beams, tested fire-rated demising walls between units. Handover spec aligned to the lease document, not just the architect’s drawings.

Tenant Cat B fit-out

Brand-specific finishes, partitions to the tenant’s design package, signage backing pads, ceiling cut-outs coordinated with the M&E and AV scopes.

Mixed-use acoustic interface

Where retail sits below residential, the floor plate is doing structural, fire and acoustic work simultaneously. Our scope on the retail side is the encasement and ceiling detailing that completes the system. Coordination with the residential separating-floor specialist happens at design stage, not on site.
