Build-to-Rent and apartment-block work is the volume end of the residential market. The challenge is delivering the same quality on plot 240 as on plot 1, on a programme that does not slip, with the acoustic test results going through first time.

We have delivered drylining packages on residential schemes from boutique apartment buildings through to multi-block BTR developments. The work splits into two parts: the SFS and external lining, and the internal stud and lining works on every plot.

Robust Details and Approved Document E

The default acoustic compliance route on residential schemes is Robust Details registration. We work to the registered checklist on every plot, log the inspection record, and the documentation goes into the handover pack. Pre-completion sound testing, where required, is coordinated with a UKAS-accredited testing house and we attend the test.

BTR specification standards

Build-to-Rent operators set their own internal standards above the regulatory minimum. We are familiar with the major operator specs and tender to the right standard from day one. The wall types, finishes, fire ratings and acoustic ratings all get logged against the operator’s specification reference, not just the architect’s tender drawings.

Volume quality control

Plot inspection sheets, photographic record per fire and acoustic element, sample plot sign-off before the rest of the floor is released. The same QA process whether the project is 40 plots or 400.
