The linings package is where the interior actually starts to look like a finished building. It is also where careless work compounds. A bad joint shows up under wall-washer lighting six weeks after handover, by which point you are repainting walls instead of writing the practical completion certificate.
We install linings and finishes to the full range of grades, from standard tape-and-joint behind a low-traffic wall through to Level 5 finishes under feature lighting. The grade is set at tender, the supervisor is briefed, and the work is inspected against that standard, not against whatever the operative felt was acceptable on the day.
Linings
Direct-applied (dot and dab) for solid masonry walls. Independent stud linings where acoustic separation, thermal upgrade or services concealment is needed. Plywood-backed linings where heavy joinery, sanitary fittings or AV equipment will be plot-mounted. Impact-rated linings for circulation routes and back-of-house walls in healthcare and education.
Finishes
Tape and joint to Level 3, skim to Level 4 for general decorated walls, full Level 5 for surfaces under raking light. We supply our own plaster gangs (not subcontracted), trained in-house, working to the same QA process as the rest of the team.
Beads, angles and edges
Stop beads, corner beads, expansion beads and shadow gaps are set out from the architect’s interior details, not improvised. Bead types and gauges are listed by location on a master beading schedule signed off before the work starts. It sounds tedious. It is the reason finishes look intentional rather than improvised.
